My Current Gems are properties I believe have significant undiscovered potential. I continually scour the open market for "emeralds in the rough", which typically are listed for sale by others. I instinctively consider improvements others don't due to my 25 years experience remodeling my own properties (58,000+SF!). Knowing realistic costs and schedules for improvements ranging from just paint to significant redevelopment, I quickly recognize intrinsic value others might not appreciate.
